BCA BoD MEETINGS
The Baytree Board of Directors meetings are governed by the laws of the state of Florida. Meetings are open for attendance by all residents of Baytree. The agenda for these meetings is available on the residents section of this web site. Minutes of each Board meeting must be approved before they become official. This is done at the following BoD meeting. In the interest of effective communication we will provide a summary of each meeting as soon as possible following the meeting but these summaries are not official BoD minutes until they are approved.

There will be Cookie the Clown, once again face painting and Bebe the Clown, balloon artist!
Our very own Paul Hill and Chris Hughes of Dirty Oar Co. will be back with their wonderful craft beer!
Tickets will be sold for beer and wine with proceeds going back to our BCA.
3 food trucks will be there, so come hungry!
Make sure all the kids are here for the arrival of Santa at 1pm.

ARC Update April 2019
Recently there has been some confusion around painting or repainting of homes with specific reference to the painting of garage doors a different color than the home or home trim color. Historically the garage door(s) have been painted either the color of the home or the trim. That is the way the color schemes were developed and enforced. Almost all of the homes in Baytree have followed this trend. The approved colors in the Color Scheme Book (available on line at www.baytreeca.org or from your Voting Member) follow this pattern. Those schemes indicated the color of the home, trim or accent. Accent colors are shown to resemble a front door only.
Of late, some homeowners have painted their garage doors a dark brown to resemble a wood décor appearance. Some of those homes received ARC approval for that color deviation. Some other homes, in the newer sections of the community, were built with darker garage doors, but match or compliment the color of the roof and other architectural accents built onto the home. Others have not received ARC approval and have been advised they need to change the color to match the home or trim. Alternatively, a homeowner may submit an application for a Custom Color, pay a $25 fee, and paint a swatch of the proposed garage door color on the side of the home to allow the ARC to drive by the home and look at the proposed color to determine if it is in keeping with the overall color scheme of the home. In an effort to address this trend, the ARC has updated its Painting Application (ARC-15) form to now include the color # of the home, trim, accent (front door) and garage door.
PAINTING SUMMARY
**NO FEE will be required if you are painting the home the same approved colors as now exist on the home (to include the garage door(s)). Still submit an ARC-15 for our records prior to repainting.
**If you are changing the color scheme of the home to a different APPROVED color scheme, you must indicate the Scheme # and provide the color #’s in the appropriate area of the form (to include the garage door). NO FEE is required for approved color schemes.
**If you are mixing and matching other approved colors from different approved color schemes OR are choosing another color scheme altogether, then you must submit an application and indicate the color #’s and manufacturer in the appropriate areas on the form (to include the garage door(s)) and pay the $25 fee and paint a swatch of each paint color on the front of your home for ARC review.
**When choosing to paint just your garage door(s) a different color than it appears today AND it is a different color than the present home or trim, you must submit an application, indicate the color # and manufacturer in the appropriate area on the form, pay the $25 fee, and paint a swatch of this color on the side of the home near the garage so the ARC can drive by and look at the color to determine if it is in keeping with the overall color scheme of the home. Should your request be approved by the ARC, you may then change the color of the garage door(s).
We hope this information and the new ARC-15 format will eliminate the confusion that has recently developed and provide guidance for future painting requests to keep or enhance the beautiful appearance of our “premier community”.
ARC Update
As a result of the BCA board’s actions, there have been substantial changes to ARC procedures.
1. The board replaced the deposit required for home improvements. Homeowners are now required to submit a $25.00, non-refundable, processing fee for each application.
2. Several Color Books of pre-approved colors are now available. Homeowners who choose a set of colors from the book are exempt from the $25.00 fee. A completed Paint Application Form, including the required contractor information, must be mailed or dropped off at Fairway Management, 1313 Bedford Dr. #103, Melbourne, Florida, 32940, before the work begins. You may get a copy of the Color Book from the Fairway Management office or from the voting members of The Hamlet, Kingswood, Arundel, Chatsworth and Windsor. Also the AVM of Saddleworth.
3. Homeowners who choose custom paint colors are asked to paint a minimum of one (1) foot square sample of colors on front of house for visual inspection. (contact: arcmgr@baytreeca.org or phone: 321-241-4002). Upon drive-by approval, the ARC Paint Application Form with the processing fee must be mailed or dropped off at Fairway Management, 1313 Bedford Dr. #103, Melbourne, Florida, 32940. Upon receipt homeowner will be informed the work may begin.
4. Application Forms are available on the website: www.baytreeca.org. Please note that there is a separate form for exterior paint approval. If homeowners are unable to access the internet, copies of the form are available at Fairway Management.
5. All Application Forms must be sent to Fairway Management and no longer to an ARC member or the Front Gate
.6. The ARC has changed its meeting dates to meet by-weekly. Contact Fairway mgt for specific dates. All applications are received by Fairway Management and then distributed to the ARC members. To expedite the process, be sure to include all required documentation.
7. Report any emergency projects to either Fairway Management or the ARC managers as noted above.

Please Note this County policy!
Brevard Counry has a new policy # 08-42-& 7 section 94-49 that requires contractors engaged in the landscaping or tree cutting business to collect and dispose of the yard trash generated from their operations. Owners need to realize that it's their responsibility to inform their service providers and that there's also potential fines for non-compliance. cannot be placed curbside until Sunday PM for Tuesday's new pick up day.
Residents doing their own landscaping: Any tree/brush clippings With storm activity underway, it is extremely important that owners and their Landscaping Company know that tree debris cannot be placed in the street or near any storm culvert. This could cause the streets to flood as well as causing back ups in your home.
