Architectural Review Committee (ARC)
Deed restrictions in Baytree are governed by Baytree Policies and Architectural Review Committee Standards known as "BPARCS"
BPARCS are a family of policies, rules, regulations and use restrictions shall be binding upon all owners of lots and occupants. The cumulative intent is to provide for the preservation and enhancement of the value, desirability and the attractiveness of the Properties throughout the Baytree Community.
There is no single document that is the "BPARCS". Instead, the BPARCS encompass a family of documents:

- BCA ARCHITECTURAL DESIGN AND DEVELOPMENT GUIDELINES

ARC Applacation Forms
ARC-09:
Except for routine maintenance and repair, work done on the exterior of the home and to more than 25% of the landscaping, including any tree removal, require ARC approval using this form. The ARC Guidelines provide a partial list on page 7, Item G and more detailed information found under Article 2.0, BCA Architectural Design and Development Guidelines, Home Owner Requirements, beginning on page 13.
ARC-15:
All exterior house painting requires ARC approval utilizing this form. This includes doors.
To repaint the home, trim and door the same color, complete form, listing paint colors, and submit with no fee. Approval is automatic.
Preapproved paint schemes are found in the Baytree Color Book, copies of which are with each neighborhood Voting Member and at Fairway Management office. Complete form with Scheme and submit with no fee. Approval is automatic.
Custom colors require paint swatches plus the paint samples applied to the front of the house for ARC inspection prior to approval. The $25.00 fee is required.

Complete the appropriate ARC Approval Form and mail or drop off at Fairway Management at 1331 Bedford Drive, #103, Melbourne, Florida 32940. Starting May 24, 2021 the Architectural Review Committee (ARC) will meet on every other Monday at the pavilion (weather permitting) to review applacations.
Fees are as follows:
ARC Application Form 09: to be used for all exterior enhancements, except exterior paint.
- $25.00 Processing Fee required
- No fee for application for replacement of removed dead/diseased trees
ARC Application Form 15: to be used for exterior paint
- $25.00 Processing Fee for custom paint colors, including trim and doors
- No Fee for preapproved color schemes found in Baytree Color Book
- No Fee for applications for repainting house in existing color scheme
